Record low vacancy rate for Denver-area rental homes
The vacancy rate for Denver-area rental houses and condominiums hit its lowest level in the first quarter since Colorado officials have tracked the market.
Only 1.4 percent of single-family homes and condos were available for rent in the first quarter — the lowest rate since 2001, according to a Colorado Division of Housing report Tuesday.
“These properties are flying off the shelf,” said spokesman Ryan McMaken .
That vacancy rate dropped from 3.1 percent in the first quarter of 2010, and 2 percent from the fourth quarter of 2010. During the same time, the number of days on the market for such properties fell to 29.7 days from 45.1 days during the first quarter in 2010.
“Both the vacancy rate and the number of days on the market are at the lowest levels recorded since 2001,” McMaken said in a release. “There has been concern about the potential supply of unwanted and foreclosed single-family homes out there, but this data continues to suggest that there is a solid demand for single-family homes and condos that have been made available for rent.”
The corresponding rents have not risen, like the rents for apartment units, McMaken said, because there’s still an ample supply of single-family homes, while the number of available apartments has dropped because of limited construction activity during the Great Recession.
“We’ve seen lots of people who can’t sell the homes they’ve added to their inventory because of property foreclosures, but they can rent them,” McMaken said. “There’s a number of homes outside the sample survey of people we don’t catch because they’ve recently come to the single-family home rental game and are doing it themselves.”
The average rent for these properties rose slightly from 2010’s first quarter of $1,035 to $1,039 this year.
The survey covered the counties of Adams, Arapahoe, Boulder, Broomfield, Denver, Douglas and Jefferson. The lowest vacancy rate was in the combined Boulder/Broomfield County area, at about 0 percent, and the highest was in Adams County at 1.9 percent.
